The answer... it depends!
During a home loan appointment, we will discuss your current debt obligations, including personal loans, credit cards, store cards, Centrelink and ATO debt, HECS and leases (just to name a few). We will also discuss your Monthly Living Expenses - which is basically everything that you spend your money on that supports your needs and wants. This includes food and groceries, transport, education, property expenses and recreation.
After we get those figures, we then work out your income.
Whatever is left over can then be put towards supporting your new mortgage.
Don’t be afraid to have debt, but understand that having debt may impact the amount that you are able to borrow. This doesn’t mean that you have to go and pay out all of your debts before purchasing a property, because your borrowing capacity may allow you to keep your small debts and still find a property that suits you and your family.

The right to do none or all the things
The interest can refer to an ownership freehold interest or leasehold interest. A freehold interest allows the owner to all six rights of ownership. The leasehold interest exists when a freehold owner agrees to exercise the fourth of the above rights.

How can landlords predict returns on rental properties? After all, housing values fluctuate, right?
Well yes, housing values fluctuate, but rents prove far more stable. Even during the Great Recession, the furthest that median US rents fell was from $947 in 2008 to $912 in 2011 – a measly $36.
Expenses do fluctuate month to month, but even they are predictable as a long-term average.
In a typical month, landlords have no expenses beyond the mortgage. But occasionally they get hit with large, irregular expenses, like vacancies or repairs.
The trick is to accurately forecast the long-term average of these expenses, to budget for them every month – regardless of whether you actually incur them that month.
Maintenance includes repainting between tenancies, replacing carpets or flooring, fixing leaks, and other minor upkeep around the property. In other words, quick fixes that are necessary but don’t dramatically overhaul the property. Common Cost: 5% of rent.
Unlike maintenance, major repairs and capital expenditures (CapEx) extend the usable lifespan of the building. For example, replacing the roof or furnace are capital expenditures. Patching a roof leak or servicing the furnace falls under maintenance. Common Cost: 8% of rent.
