Why does NOTHING in property happen fast?

The one that ended up having a tenant leave, had someone lined up and signed up, until last minute he told us he couldn’t believe he wasn’t allowed to smoke in my property...I mean what? So had to look for a new tenant.
Next one should have had refurb finished about a month ago, but the crappy little finishing off jobs have been dragging so agency couldn’t get pics ....................😒....................
Then the last one in which the tenant buyer is going in, well the lease option contract is with my lease option solicitor who my god is taking his time
On a serious mission now to GET PEOPLE INTO THESE PROPERTIES!
Need to be able to have them all ticking over nicely and providing that #passiveincome in time for me needing to put my full focus on the next big project which is currently looking for #finance and in talks with #builder and #planningofficer

How to get the right tenants?
If you are managing your property portfolio yourself then you can make your life a whole lot easier by getting the right tenants.
But how do you do this?
1 ) First you need to check who they say they are and check they have the right to be living in the the UK by using the Government’s Right To Rent scheme. Ask to see an original copy of their passport along with residency documents like work visas - plus make sure you take a copy of them all. -
2) You can then save yourself a lot of work by using a professional tenant referencing service. There’s loads on google and they will check for CCJs, bankruptcy, insolvency, undisclosed previous addresses, verification of the bank details they have provided, references from previous landlords and verification of their employment status and income.
3 ) You can then get extra assurance by speaking to previous landlords yourself if you want to get an extra character check.
4 ) It may also be worth seeing their previous two months bank statements too ensure they manage their money well.
Make sure you do this for every tenant.
Never cut corners or scrimp on referencing your tenants - you could be saving yourself a lot of time, money and headaches in the future!
Touching back on our previous post, when choosing what type of property to invest in, consider the type of tenant you are looking to let to.
