Welcome back to Mid Century Monday, my weekly feature where I celebrate the architectural style that I love and highlight a Calgary listing that speaks this design language from the 50s and 60s.
Check out C4224674 2316 Sunset Ave SW is a 1960 time capsule on the side of the hill in Scarboro Heights, listed as an estate sale by CIR for $1.129mm.
This one hits all the right notes. Flat roof, whole walls of windows, custom stone features, and a galley kitchen with a brick fireplace where you can almost picture Betty Draper in a bubble dress, smoking a cigarette and making dinner.
Check out the big deck overlooking a huge wooded back yard. It's incredibly private and cozy and at 746 square meters, almost double the size of a standard city lot.
There are 3 levels to this house, with the private living quarters on top. Because it's built on a hillside, the main level is technically considered "below grade" and therefore doesn't count towards the square footage. As a result, this property only lists as 720 square feet. In reality, there's over 3200 total. This has undoubtedly made it more difficult to find a buyer, as most people input a minimum square footage into their search criteria.

The new First Time Home Buyers Incentive was just released this September and people have a lot of questions, here are a few answers about how it works and how you can qualify!
To determine eligibility for this incentive there are a few qualifiers:
- you need to have the minimum 5% downpayment - your maximum annual income is no more than $120,000 - your total borrowing is limited to 4 times your annual income
If you meet the above criteria you can apply for a 5% - 10% incentive. The incentive is not interest bearing and does not require ongoing repayments. You do however have to pay it back after 25 years or when you sell your house.
You receive a 5% incentive of the home’s purchase price of $200,000, which equals $10,000.
If your home value increases to $300,000 your payback would be 5% of the current value or $15,000.
