For the past 6 years I have been investing in areas that are close the water. Toronto’s waterfront neighbourhood in the west has been in my opinion, extremely undervalued compared to many other areas. Investing in growing areas with solid location fundamentals has always been my go-to. Take the time to read this Great article highlighting the benefits of investing in Mimico near the waterfront.

Have you heard of Operation MacKenzie before? This event is built on a long family tradition of showing kindness to their homeless neighbours by delivering food, clothing and toiletries. 🍽️⠀
For the past four years, Sutton Realtor Corwin Kwan has gladly donated to the project and volunteered his time. On December 14, 2019, he contributed more than 100 cups of hot chocolate and served the crowds of people who gathered at Pigeon Park, near the corner of East Hastings and Carrall streets in Vancouver.☕⠀
Corwin originally joined this project because of Marion MacKenzie, who was a member of St. John’s Ambulance for nearly 60 years. Each Christmas Eve, Marion and her husband Ken would bring their children to Pigeon Park to hand out oranges and candy canes to the less fortunate. “It was their way to educate their children that not everyone receives presents on Christmas and we must be grateful for what we receive,” says Corwin. 🎁⠀
“As their children had children, so the family continued with the tradition until Ken passed away from ALS. A year later, Brent, an officer from the North Shore Adult Division of St. John’s Ambulance, asked Marion if she would be interested in continuing their family tradition. That is how Operation MacKenzie was initiated and it has been a growing success each year thereafter.”⠀
Corwin has been active with St. John’s Ambulance over the past 25 years. He began by earning his first aid certification then he volunteered to perform patient care, as needed, at events around the city.⠀
It takes a special person to volunteer to protect lives and bring the warmth of the holidays to homeless people. Corwin’s motivation is gratitude: “I am grateful for what I have, and I can provide comfort and warmth for those in need. Sharing is caring!” 💗⠀

You need to have contingencies built into your cashflow model.
The idea is to be proactive about future and unexpected costs by having a reserve starting from day one. You need to include a reserve for maintenance, vacancy, and property management. If you do this, you will notice that you need to get aggressive about your purchase price and analysis.

Most of Canada's Housing Market likely to be fertile grounds for Bidding Wars in 2020.
Canadians hoping to buy a house in 2020 better brace themselves for limited choice and plenty of competition, the latest housing market data suggests.
While conditions remain ho-hum in the Prairies and Newfoundland and Labrador, in the rest of the country, there are plenty of buyers and not much for sale. This Fix n Flip video covers how to get started in real estate when you have nothing.
To succeed you need to chose the right market, find money partners, private lenders or seller financing.
A new dawn is coming for the real estate industry.
It's an industry that has remained relatively unchanged since 2002 when REBBA or the Real Estate and Business Brokers Act came into effect.
Much has changed when it comes to how agents and brokers run their business and it's time to serve them with solutions built for the 21st century and beyond to track of their business while they're on the go.

My first knowledge about Real Estate was back in Taiwan when my Dad gave me a book called “𝐑𝐢𝐜𝐡 𝐃𝐚𝐝 𝐏𝐨𝐨𝐫 𝐃𝐚𝐝.” 👍
I was only 14, but was immediately drawn to the concept of passive Income and the four quadrants.
Unfortunately, I took it the wrong way and started looking down on the “Employee” quadrant, and always dreamed of making money “the easy way”…🤦♂️
Long story short, I’ve learned my lessons throughout these years, and now I fully appreciate the importance of 4 quadrants.
Ideally, a person will eventually be in all 4 positions, becomes an entrepreneur of his/her company (Business Owner), and uses the company to invest in assets (Investor), and have a position in a company, such as CEO (Employee) and finally, also an consultant for other companies in the same industry (Self-Employed).
Fast forward, after moving to Canada and in 2012, I finally had the chance to take the Rich Dad course, and it was indeed an eye-opening experience, it was also how I started the real estate investment journey! 😁
Last year, I’ve acquired my license and become a realtor, and even though I’ve been investing since 2013, I was completely green as a real estate salesperson, and I still am!!!
I’ve started this year by joining the weekly mastermind group hosted by Katie, Daniel, and Vivian.
It was such an incredible experience, and I was blown away by everyone’s selfless help and dedication. 🥰
Realtors do not have the best reputations. Unfortunately, it is true, this industry is full of dishonest salespeople, and that’s why I appreciate so much to have found such a wonderful group of realtors willing to help each other. ❤️
I’m a firm believer that we’re the product of our environment, and having a mastermind group to keep you accountable is always great.
Sometimes it will not feel comfortable as you share your setbacks and failures with others. However, to be able to acknowledge your shortcomings and receive warm and constructive feedbacks from likeminded and empowering people, that is the value of having a great group! 🔥😊

Raise your words, not your voice.
It’s the rain that grows flowers, not the thunder.
While on vacation this past week, I had a lot of time to reflect. Prior to taking a vacation I had a huge wave of anxiety and guilt- not for reasons that people typically have before a vacation, like leaving their pets or their home, but I felt horrible for “leaving” my business behind. The guilt of this then festered a secondary guilt- a guilt of feeling guilty? “Im going on vacation, I should be happy to leave work behind, what’s wrong with me?” The unrealistic idealisms of work/life balance expectations has always been a huge pressure for me, not the “find a balancing” part, but the idea that if I don’t sacrifice my work life for personal life, and have a desire to shut off work at home, then I’m abnormal and monstrous. This time to reflect made me come to the realization that this mythological work/life balance does not exist for me. I am not two people. My work and life are not two things apart, and that’s OKAY.
I recently read something that really resonated with me on this topic, “there are two types of people, people that live to work, and people that work to live” I 100% live to work. I always have, and I always will. This read gave me such an incredible moment of relief that I’m not the only one outside of this one-size-fits-all expectation.
I hope sharing this can also resonate with fellow entrepreneurs/business people that are also attempting to be comfortable with being uncomfortable. I have been working since I was 10 years old, and for as long as I can remember, I have always had at least two jobs. Even in college I was working two jobs, until college interfered with my work life so I dropped out to work more and study for a career I was truly passionate about and could devote 100% to- Real Estate. It was just this summer I quit my second job because I was accumulating 30-40 hours a week at my “side job” and it was making me physically ill from adrenal exhaustion. This happened to be ideal timing as my 🏠career had been booming and I had prepared myself for years to be financially secure so I was happy to make this change and focus all of my energy on my business. This lifestyle is really really difficult for some people to comprehend, because--
Well everyone, September is ending this evening so it’s time to wake up and smell the market! That’s the saying, right? ⠀⠀⠀⠀⠀⠀⠀⠀⠀
Regardless, let’s get ready for the second selling wave of the year. Sellers- get your houses ready, Buyers- get your pre-approvals done and let’s make some moves before the snow hits!
