Today’s #TSAHCTermOfTheWeek is “APR.” 🧠 Whether you’re applying for a mortgage or looking into any other type of loan, it’s important to understand how an Annual Percentage Rate will affect your financial plans.
Time for a round of “Would You Rather” (but save for later for my tips)! Would you rather: get your dream location (city, lot, landscaping, school district, pool (or any exterior features you’d love) OR your dream layout! That could include your kitchen layout and size, walk in closets, entertainment space, bathrooms, you name it! But you can only prioritize one!
Now for the tip! When you’re looking for your new home, it’s important to make a list of your top priorities and figure out which things you can’t change. For example, if you are wanting to be within a 20 minute drive to work, then you probably shouldn’t buy the house with the awesome kitchen that’s 40 minutes away. Or if you really dreamed of a private backyard then swapping that for a home that has all the updates but a tiny yard, probably isn’t in your best interest. Things like paint colors, kitchen cabinets, flooring and even entire bathrooms can be changed. The lot, the location and the square footage on the other hand, cannot.

Most first time home buyers purchase the nicest house that they can afford. The Mortgage Wizard @mgthemortgageguy suggested a different approach. He spoke about the 4,3,2,1 strategy where a person starts off with a 4 unit multi family home and works there way down in units, while moving up in neighborhoods.
The move up in neighborhood approach is for the mortgage loan to make sense for bank underwriters, the moving down in units is to keep the price the same as your moving up in neighborhoods. At the end of the journey you should have enough rental income to pay for your single family dream home.
