Happy Tuesday's Tools Day!! Lenders look at two debt to income ratios to determine loan qualifications:
1. Housing Payments to Income (front end)
2. Total Debt to Income (back end)
Housing Payments to Income is calculated by dividing your proposed monthly housing payment (e.g. principal, interest, taxes, and insurance (PITI) by your gross monthly income.
Total Debt to Income is calculated by dividing your proposed monthly housing payment (PITI) and other debts ( e.g. personal loans, student loans, credit cards, car payments, etc.) by your gross monthly income.
Ratio requirements are based on the loan type and type of property being financed. Low ratios do not always lead to loan approval and high ratios do not always lead to loan being denied. Other factors are evaluated to determine loan approval.

🏡Today, I had the opportunity to help a client saving their home🏡from being foreclosed on. We’re all going through some bad times in our lives at some point and that is absolutely normal. The number 1 reason for foreclosure is we either going through job loss, job transfer or relocation, divorce or deceased family member.
🔹Job Loss: Losing your source of income will play a major factor in your ability to pay the bills.
🔹Job Transfer or Relocation: Maybe you don’t lose your job, but you’re asked by your company to work in another state and to show up pronto. You may not have time to sell your house, or you might leave the family behind so that the kids can finish the school year. Suddenly, you’re stuck with two housing payments.
🔹Divorce: Divorce can be expensive, and it can be tricky for arguing spouses to determine who is going to make the house payment. If the primary breadwinner moves out, he or she takes on additional housing costs and might stop making the payments on the first home. There may even be some “forgotten” payments that are more malicious and retaliatory in nature.
🔹Deceased family member: Major injuries and illnesses can bring with them huge hospital or pharmacy costs, so expensive that mortgage payments may slip. If the primary breadwinner of a family dies, the family may not have other income to draw upon or to pay outstanding debts. If it’s someone who lived outside the home, the family may find themselves with two mortgages payments.

Although you many say that a home is worth XYZ value, a lending company is going to verify that before issuing out a mortgage. 💻 The appraiser will then determine the value and they’ll come up with a loan to value ratio. 📈 •

According to reports, a database belonging to Peekaboo Moments, a mobile application used for sharing baby photos and videos with family and friends, was found exposed online. Compromised data may include: an estimated 800,000 email addresses, detailed device data, links to photos and videos, baby length and weight, baby date of birth, and latitude and longitude indicating the user’s location. The company has reportedly not provided additional information regarding the incident.

This ugly thing is the furnace that failed in our home a couple of weeks ago.
A failure in your home heating system, especially in the coldest months of the year is something that you do not want to experience. Due to a pre-season checkup, we knew that the system might fail but we took our chances. We ended up surviving on space heaters until we got a new furnace installed in our home.
