We could go on for days when talking about why a local Buyer’s Agent is the best option, but we’ll try to keep it short (for now). When selecting a Buyer’s Agent, you are entrusting them with (one of) your biggest financial investments, you need to know they are working as hard as possible for you.
There is more to working as a Buyer’s Agent than analyzing computer generated data, whatever the source may be. Yes, this is one aspect and stats on past and predicted growth, rental yield and average purchase prices are all important, but so is actively knowing the market inside out.
If your Buyer’s Agent isn’t leaving their interstate office, how do they really know what they are purchasing on your behalf? Do they know the reputations of local schools, plans for new infrastructure, real travel times, whether the suburb is over saturated with similar property, the type of tenants that particular suburbs attract; just a few of the different areas we also consider when putting forward recommendations whether for investors or owner occupiers.
With a Buyer’s Agent, there comes a fee and lets be honest, this isn’t nominal, but the value add involved in engaging a local agent is priceless. You want them physically viewing the property themselves. And not just the property, the street and surrounds. You want them having relationships with local sales agents to assist in achieving the best possible deal for you and to hear and view about properties before they hit the general market. You want them being honest with you and suggesting to leave a property even if the figures add up, but maybe the property isn’t matched as well to you as we know it could.
Afterall, it’s about the end deal, doing whatever is necessary to get there and being local only allows for a much smoother process.

This is a key metric (but not the only one) to understand when looking at stocks that pay a dividend. It’s important to note that because the metric is dependent on the current share price, the yield is technically constantly in motion when the markets are open
Taking Coca Cola as an example here, their dividend yield is currently 2.9%. This is calculated by taking the most recent quarterly dividend payment, multiplying by 4 (to get the annual dividend) to get a total of $1.60. This is then dividend by the share price - $55.23, and multiplied by 100 to give the percentage

You don’t always need to rearrange an entire layout to successfully flip a house...
Sometimes all it takes is a few upgrades to the existing setup.
And sometimes all you have to do is throw some paint and maybe some new flooring in.
REGARDLESS of your personal reaction to this strategy (some get appalled 😦, others get all pumped 🤩), we flip based on what is ALREADY working in the neighborhood.
If you do too much above and beyond the trend, you’ll set yourself up to throw money away...
And we no likey lose money! Even if we do it in the name of more likes, followers, and IG clout.💪
We didn’t change everything around with this little kitchen. Kept the layout as-is but made it all brand new.
My HEART ♥️ said to have the contractor redesign the entire layout. But my BRAIN 🧠 said to stay disciplined and model the rest of the neighborhood’s tiny kitchens.
My LENDERS, REALTOR, CONTRACTOR, BANK ACCOUNT, and WIFE were all glad that my brain won that little internal argument.😎

Do index funds form any part of your portfolio? They're essentially a basket of shares which track a particular index, such as the Dow Jones, the S&P 500 or the FTSE 100
Meaning, you could invest in an index fund that tracks the overal S&P 500 index, ie. the largest 500 companies in America, and essentially not have to worry about doing research / analysis on individual companies. It's quite a passive form of investing.
