3 tips for a successful simultaneous sale...
1) Communication is key
2) Closing can happen same day with proper coordination
3) Ok to use a different settlement company then buyer of current home. .
Communication is Key - As the quarterback of the transaction, it's imperative that the real estate agent representing the seller/buyer is communicating effectively with all parties throughout the entire transaction. Without the proper execution of communication, it will be extremely difficult to time this appropriately. .
Closing can happen same day - Unlike a concurrent closing, a simultaneous closing can happen the same day. The order is still important as the buyer for the current home needs to close before you can close on your new home. However, this can happen in the same day. The settlement company and mortgage lender will need confirmation and proof that all parties have signed and closed. This could save you in storage fees.
Ok to use a different settlement company than buyer of current home - Since no funds are needed to complete the purchase of the new home, no delays will be caused by using a different settlement company than the buyer of your current home. However, you may want to consider having one settlement company represent you on both your closings.
