After around 10 weeks in conveyancing (with Christmas & New Year in between), I have completed on the latest project! .
Not as fast of a completion as I was hoping, but I’m glad in a way it was delayed slightly, mainly due to not having to pay bridging costs for the last few weeks, while the project is not progressing due to the festivities & other projects ongoing! .

Commercial vs Residential property: Commercial = More Time + More Money⠀
This week we dive into why commercial property has significantly higher margins over other forms of property investing such as residential, HMO’s or serviced accommodation. ⠀
The simple answer is that all the costs of running residential, HMO, serviced accommodation are bundled together and transferred back to the tenant in commercial with something that I like to call a “thing of beauty” called an “FRI” lease, which basically does what it says on the tin. “Fully Repairing & Insuring.” ⠀
This allows gross income in commercial to be net income which is where we derive the phrase…⠀
Gross = Net⠀
This is why in commercial we can enjoy fully amortising loans with the extra margin allowing us to repay the bank loan to zero over usually 15 to 20 years, or rather to clarify, the tenant will repay your bank loan over the term of the lease. I normally opt for 15 year vanilla fixed, fully amortising loans so that at some point the debt is fully repaid. ⠀
As Robert Kiyosaki of “Rich Dad, Poor Dad” has often said, “There is good debt and there is bad debt.” ⠀
Dan Taylor has often said, “There is good debt and there is bad debt...though best debt is no debt!” ⠀
Not all property asset classes operate at the same margin levels, check your margins before jumping into an asset class.⠀
