I have been speaking about RISK MANAGEMENT with a few clients this week so thought it would be worthwhile sharing. I know this maybe on the boring side but its certainly necessary!
Many people believe investing in property is a 'sure thing', however like any investment it doesn't come without its risks. If managed well however, I believe property is one of the most solid forms of investment.
Some key risks to bear in mind... INTEREST RATE RISK - we are enjoying some of the lowest interest rates in history right now but they will inevitably go up at some point over the life of the investment. Our risk management strategy to account for this is to analyse all deals assuming a 6% interest rate. If it cashflows well at this level, you can have some comfort that you have built in a buffer when interest rates eventually do rise!
MARKET RISK - With BREXIT looming, this is a quite interesting topic and many fear a crash in the market. How do you help mitigate this? Where possible, buy under its intrinsic value and those located where there is a strong population growth driven by multiple factors.
LIQUIDITY RISK - we all potentially face the risk associated with financial circumstances changing and having to offload assets, or on reviewing our assets recognise that they are not performing as well as expected. In this situation you could be faced with having to sell your property at a significant loss. To prevent this, carry out enough due diligence to ensure there is enough market depth i.e there are plenty of buyers and a high enough turnover indicating a liquid market.

The insanely dangerous lack of stair supports have been removed and replaced. The centre of the staircase was being held up with a brick and an off-cut of wood!!! It’s crazy what you find when you strip a place back! The lower section has been completely rebuilt ready for the extension of the joists for the new partition wall and doorway.
