THE COURTS ARE ABOUT TO BE CLOSED ON A REGULAR BASIS! And I don’t know about you, but I can’t afford to wait until January to start an eviction. So I decided to give out gift cards.
I haven’t always done this (and I don’t necessarily do it for all of my buildings) but I do like to send gift cards in December to everyone who is up-to-date on the rent. Why? It serves two purposes.
The first is a great interaction between me (as the landlord) and the tenants. We don’t speak that often and I want them to have a positive feeling when they think of me.
The second reason is because the courts are going to be closed for like three weeks because of Christmas and New Year’s and weekends. And if your court is anything like mine, they only have a eviction hearings two days a month. This can be a problem in December.
So, I send gift cards as a slight bribe to remember to pay your rent even with all the other things you want to buy this month.
Do you have any tricks up your sleeve for the month of December?
My goal with my business is to run everything from my phone. I am pretty close to doing that with the exceptions of showings. The apps I’ve listed above have all helped me streamline managing my rentals. These don’t include the apps I use to find deals or tenants.
The property management software I use is @buildium_ . Their app allows you to view tenant contact information and property information. You can also message your resident’s directly from the app and they can you message you. I currently don’t use this feature. When a work order comes in it shows as a notification on the app. I’m able to view it in the app, update it and send to the appropriate vendor. I can also send a copy of the updated work order back to the resident stating the status of the work: completed, closed, in progress, etc. Through the app I can also pull up tenant account balances. I can see if they paid online or if I receive a check in the mail I can enter it into the software. At the beginning of the month it’s convenient to open the app and take a scroll to see who has paid.
I setup a separate phone number for my tenant’s to call me at through Google Voice. This number has a voicemail setup specific to them. I can send and receive call and texts through the app. When a call comes in my phone rings as it would for a regular call except it states my company name so I know its for a rental property. I also give this number out when I list apartments too. I haven’t done this yet, but If I was going to be unavailable for awhile I could transfer the app login onto someone else’s phone. For example my sister could login to my google voice and have the calls connect to her phone. I wouldn’t have to worry about telling everyone to call or text a different number.
I try to be as paperless as possible. Mostly because I hate clutter and I like documents at my fingertips. I use IScanner to scan all documents onto my phone then save it to one drive. @nerdsguidetowellness recently introduced me to genius scan and I might be liking that one better!

These are the apps I use on the go to run a deal. This is where I start to see if it’s worth running a “deep dive” analysis on a property.
Zillow is my app of choice for listings but there is also Realtor, Trulia and a million others.
Landglide and OnXhunt are very similar. You only need a paid subscription to one. (Both have free trials) The difference is that landglide shows a map layout and onXhunt shows a satellite image. Both show the parcel lines. I love being able to see the visual image of the whole property and where the lot lines go. I have found that the satellite images are more recent than on google maps or another search engine.
DealCheck acts like the Biggerpockets calculators. You input your numbers to receive a quick analysis. There are pro features you can purchase but the basic is all you need.
Homesnap is a new one for me. It uses gps to locate the property you are taking a picture of. It gives you information on the property and the most recent picture if can find besides yours. The app will guide you to walk the parcel lines by using the phone on your camera. This can be useful to see where lot lines start and end. So far I have found it pretty close to accurate when playing around with it on my own properties.
I love being able to work from my phone and run have systems in place to run a deal quickly. Analysis paralysis is a real thing! Using the apps help me quickly eliminate dud deals without losing too much time running the numbers and researching the properties.
