While it is difficult to predict exactly what lies on the property market horizon, evidence suggests 2020 could be more eventful than 2019.

The average annual house price growth in 2019 was 3.6% year-on-year, according to the latest FNB House Price Index, released on Monday.
In 2018 the average growth was 3.8%. The index takes into account residential property prices in South Africa. "After a slow start to the year, the combination of a mild improvement in demand, progressive mortgage lending as well as attractive market pricing supported the residential property market in the second half of 2019," FNB said in a statement. "Nevertheless, depressed labour markets continue to weigh on household finances, which poses a threat to sustained demand growth. Market strength indicators continue to show a narrowing demand-supply gap." The index shows that pressure persists in more "affluent" areas, while low-income areas have remained resilient. "Sellers in the upper end constantly had to reduce their asking prices to close the deal, while low-income areas are also supported by robust buy-to-let activity," according to the index report.

Values increased 2.3% on the month to an average £306,810 pounds today’s report said. The upswing was the largest for the time of year since the house-price index started in 2002. The latest house price data published by Land Registry shows that UK House prices are growing and have increased by 2.2% in the year to November 2019. This is the highest level of annual growth recorded since November 2018. As of November 2019, the average price of a property across the UK is £235,298.
House prices in Wales were up 7.8% compared to last year, while England saw a rise of 1.7% in this time. In English regions, the West Midlands saw the largest property price growth in the year to November 2019, with a 4% increase. The North West saw the second largest rise at 3.8%, followed by Yorkshire and the Humber at 2.6%.
In London, property prices grew 0.2% in the year to November 2019. This is the first increase since February 2018, (excluding September 2019).
The December 2019 RICS Residential Market Survey results point to an uplift in sentiment following the result of the General Election. When it comes to the English country-house market, a wind of change began to blow through rural counties and some fine country properties that were friendless in 2018 changed hands during 2019, writes @Countrylifemagazine's Property Market journalist, Penny Churchill.
"In the case of Thieves Hollow at Prestbury, Cheshire, a splendid Arts & Crafts ‘butterfly’ country house, designed by the Victorian architect Thomas Worthington and set in 10 acres of beautifully laid-out gardens and grounds. William Saunders of Jackson-Stops #AlderleyEdge had been marketing the house on and off for a couple of years, when the owners withdrew it from sale in November 2017. A year or so later, William was dealing with #househunters looking at other properties in the area when Thieves Hollow came to mind. After seeing the brochure, and eventually viewing the house, the buyers – a local family with young children who wanted to stay in the area – liked it and brought it off-market last February. As every agent in the know will say, ‘good things come to those who wait’."
The end of 2019 marks just over 10 years of investing for me and also saw me complete my 100th house purchase, way beyond my original goal of 30 properties by 30.
It’s been an amazing year but it doesn’t matter how much you love your job (and I do) property investing can be intense and for the most part your brain never switches off.
We closed on a big deal on the 23rd December after weeks of 12+ hour days and then took some time to relax and switch off. Today is the first “proper day” back after a 3 week break. By proper day I mean we still had 3 broken down boilers, a locked out tenant and two leaks over the Christmas period to deal with 🤣. It’s exciting to be back in the office today and this week we have our first investor workshop starting. We also have a lot of new investors we will be working with throughout 2020. Watch this space 😊
