We’ve all had shorty days, and at times it ruins the rest of the day. It also affects how we interact with others.
Today, I started with one of those days. It put me in a bad mood, made me start thinking of taking the day off, and that the rest of the day was going to suck!
Rather than letting it affect me, I started thinking of ways I can improve my day; how I can change the negative into a positive.
I got to work on me, my mindset, and told myself I would stay positive the rest of the day. And it worked!
Things turned for the better and began to align themselves to end the day on a positive note!
The point is, don’t let a few negative things affect your entire day. STAY POSITIVE! Be creative and find ways to make your day better!

1. We obtained this property from my sister as she has health problems and could not maintain it. It was in foreclosure with unpaid taxes, liens, etc.
2. We had to acquire the property via Rate & Term Refinance because it was in foreclosure and you cannot buy a “distressed property” from a family member with mortgage financing. It is called a “non-arm’s length transaction”. I’ve tackled the most difficult mortgage situations around... ask anyone... this was one of them.
3. We added our mom to title via QCD(Quit Claim Deed) and refinanced the property out of my sister’s name and in to my mom’s.... the other option was to lose a 500K property with $199K owed on it. Not really an option.
4. Now that she’s owned the property for 6+ months, we’re pulling out about $30K to update the property while also dropping the interest rate.
5. The mortgage payment will go up by $200 but we can increase the rent from $2395 to $3500 conservatively.
