Not to get all #femenist on y’all but......according to @bankrate 2018 article and @nardotrealtor one in five homebuyers in the U.S. are single females and 4% of single women who own homes are 37 and younger. As women control more wealth 💅🏼, single homeownership 👩👦is expected to continue to rise. Here are some tips if you’re one of those phenomenal women 🥰. 1. Consider how much space you need. Smaller homes are typically less expensive and require less maintenance.
2. Just because a lender says you can borrow up to a certain amount, that doesn’t mean you should go for the max. Buy only what you can afford.
3. Consider maintenance costs, like new roof, emergency plumbing, garage door repairs, new fence etc. (currently dealing with two of those issues 🤦🏻♀️)

I teased the idea of real estate since 2017, when I worked for a real estate investor. 🏡

I truly believe God had this profession planned for my life at the perfect time, because the seed was planted years ago, and all the circumstances have just shown that it must be all God... I've been pushing this method to a majority of my friends who are financially in the position to afford a multi-family. And to be honest, it's not TOO difficult if you do this for your first property. Reason being is that you only need 3.5% to close (up to a 4 unit). .
So if a 4 unit property is only $300K, you only need a down payment of $10,500. If we are using local rates, taxes, and other expenses, your mortgage would be around $2,400. And let's say market rents for the area for a 2BR/2BA unit is around $1,200, you're looking at RECEIVING $1,200 ($1,200 x 3 then subtract the mortgage of $2,400) if you rent out the other 3 units while you lived there. Imagine getting a check for living your life. This can also be done on smaller scales by getting smaller units or even renting out rooms in your current home. They call this method house hacking. Today’s the day! 🎉🎉🎉 We officially put our charming modern farmhouse on the market! Our home that we built just 2.5 years ago is FOR SALE. And I’m not sure if I should have a panic attack, be overwhelmed with joy, cry or start packing? 🤣 what I’m trying to say, is I have so many emotions about selling our home, but the biggest emotion I have is happiness. .
I’m so excited for the next family that gets to enjoy it, and I’m beyond thrilled about our new property and building another home because y’all, designing and building homes are my jam! The emotions just come from all that Kenny and I put into this place, all the sacrifices we made, all the risks we took, all the late night talks by the fire pit with wine trying to plan and figure out life.
Then I think about all the work we put into it, planting all the trees on one of the coldest days in Texas , trenching on blazing hot days, laying and gluing water pipe for what seemed like miles, getting the pastures up to par and getting rid of all those dang stickers that were so abundant that it finally became a joke with where we would find them in our home and clothes (cough* undergarments cough*). And that just scratches the surface of what we have done with this property. .
It’s crazy to think of all the life, adventure, hardship, and learning we did in this short amount of time moving to Brenham, living in a tiny house, building this home & all the projects in between. We feel so lucky to have experienced all of it and with every move, we say lots of prayers asking the Good Lord to guide us into the next phase. I stopped worrying about where my life would end up about 3.5 years ago and left it all up to God, story for another time, but I’m so utterly happy with where He has taken us and I really can’t wait to see where this next phase takes us. .
I’ll share more about why we’re moving and the new property we bought and started working on. But for now, I’m embracing the fact that we finally took the jump and listed our house!
