Is the default cotenancy where two or more people acquire title to the same land, but do not expressly choose some other form of cotenancy. As Tenants in Common, each cotenant holds a separate interest in the property with common right of possession to the whole property. Any cotenant has the right to sell, convey, mortgage or transfer his/her interest without consent of the other(s).
There is no right of survivorship under this form of cotenancy. Upon death of a cotenant, his/her interest passes by devise or descends to his/her heirs and is subject to rights of creditors.

WASHINGTON (February 21, 2020) – Existing-home sales declined in January, continuing a fluctuating pattern of monthly increases and declines, according to the National Association of Realtors®. Significant declines in the West region dragged down nationwide numbers, with the other three major U.S. regions reporting marginal – or no – changes last month.
Total existing-home sales, completed transactions that include single-family homes, townhomes, condominiums and co-ops, decreased 1.3% from December to a seasonally-adjusted annual rate of 5.46 million in January. However, for the second straight month, overall sales substantially increased year-over-year, up 9.6% from a year ago (4.98 million in January 2019). Lawrence Yun, NAR’s chief economist, finds the outlook for 2020 home sales promising despite the drop in January. “Existing-home sales are off to a strong start at 5.46 million.” Yun said. “The trend line for housing starts is increasing and showing steady improvement, which should ultimately lead to more home sales.” #NAREHS

Mortgage rates have dropped to the lowest levels since before the 2016 presidential election.
The 30-year fixed-rate mortgage averaged 3.45% during the week ending Feb. 6, a decrease of six basis points from the previous week, Freddie Mac reported Thursday. This was the third consecutive week in which mortgage rates dropped.

As an ALTA Third Party certified title company, we take pride in protecting our clients. Perland Title & Escrow does not email wire transfer instructions thru an unsecured emails, we only send encrypted emails.
Unfortunally, Realtors continue to be a target.
Spoofed emails are the main way funds are being diverted, but here are a few more scams we are seeing are:
1) fraudulent payoff letters
2) malicious malware being sent to the parties involved (looks like it's coming from the buyer or title company)
Alert your Buyers and Seller if they receive an email from you or the title company asking for a sudden change in the wire instructions prior to closing, they need to call us immediatelly.
