I would like to congratulate my clients on the sale of their condo. We had an up hill battle on this listing at first with a looming special assessment and then having to change our sales strategy when the special assessment landed. The special assessment was for envelope issues and us having sold before they start all the exterior work next spring was definitely preferable. This was a great case study on how a cooperative tenant, along with great communication between the tenant, owner and realtor can really make for a positive selling experience. Team work! 👍🏽

One big lesson was people asking about gift down payment from family member. Gift money for a down payment is considered a traditional source of down payment. We need a gift letter from the giftor and a corresponding bank statement from the giftee. Money can also be gifted from family members overseas …however the country of origin matters if the money can be used immediately OR if it needs to be in Canada for a certain period of time.

The first thing a home inspector typically checks is a homes roof ridge, checking for sags, down the corners and to the gutter downspouts, the extensions and along the home for grade settlement. Unless the home is old the roof is usually not an issue, but the grading along many, if not most, of the homes will have depressions along the foundation.
When they see a depression, alarm bells go off, especially if the downspouts or extensions are missing or there is a flower bed along the home. In many cases the basement slab floor has higher moisture readings next to where a depression is found.
High moisture readings can cause the soils to soften under the foundation causing it to crack and settle or in cases of clay soil it may expand and cause floor slab or foundation heave. Both can be detrimental to the structure and value of the home. Other issues may be microbial growth in the carpet or behind the finished basement walls, cracked floor tiles, doors or windows jamming, etc.
In many cases, a simple solution is ensuring eavestroughs and downspouts are in place, proper grading directing moisture away from the foundations and ensure the sump pump in the basement is working.
In worst case scenarios, movement will be found, and engineering/ contractor involvement may be required. This may be very costly and even if repaired properly will affect the homes resale value down the road. It may be a reason a person walks away from the potential sale which could have been prevented with a few dollars of maintenance around the home.
